You think it's some kind of gimmick? I mean... come on. People do that kind of thing all the time. Market their hotel as haunted, make up some weird stuff to make people want to visit it... Boom, lots of publicity if they can get a few people to go along with it.

Then why not be direct yourself and speak to the real reason why you're hesitant to engage in this task? You're not skeptical of the man's intentions no matter what you might claim.

You're afraid.

You're afraid of where the hotel is. You're afraid of what it is he's asking you to do.

Someone filled with that much fear is ill-suited to a task like this as I said. Your fear and insecurities will be turned into weapons and used against you in an instant. Leave it to others to solve this problem and put it out of your mind. There's no shame in it. Recognizing one's limitations is important.
